Who Are BNW?
BNW Developments — originally Bricks n Wood — is a UAE real estate development company co-founded by Ankur Aggarwal (Chairman) and Vivek Anand Oberoi (Co-Founder and Managing Director). The company has established a portfolio across Dubai and Ras Al Khaimah, with RAK now representing their primary focus and most ambitious pipeline.
In 2025, BNW was recognised as the 12th Best Workplace in the Real Estate Industry across the GCC by Great Place to Work Middle East. That recognition matters because it tells you something about how seriously the founders approach building a lasting institution — not just launching projects and moving on.
The company's stated pipeline for 2025 includes 18 new projects worth up to AED 40 billion, with plans to initiate projects worth USD 2.4 billion in the near term. These are the commitments of a developer that has already built substantial credibility in Ras Al Khaimah's market.
BNW has built more projects on Al Marjan Island than almost any other private developer. Their 2025 pipeline dwarfs everything that came before it.
Three Zones, One Vision
BNW's RAK strategy is built around three distinct zones, each at a different stage of development and offering different investment profiles for buyers.
Zone 1 — Al Marjan Island
Al Marjan Island is where BNW established their RAK presence. The portfolio here is already substantial:

Interior design by architect Carlos Rossi, creative direction by Angela Krieger, and the Lamborghini design language embedded throughout every detail — not as a branding exercise, but as an architectural identity. For investors, the Lamborghini name brings the same globally recognised luxury positioning in residential real estate that it commands in fashion and lifestyle worldwide. Compare this with Richmind's Oystra by Zaha Hadid — the other landmark branded project on the island — and you have two very different visions of ultra-premium.
BNW at a Glance
Zone 2 — RAK Central
RAK Central is BNW's most strategically significant move beyond Al Marjan Island. RAK Central is Marjan's new commercial and business district — a master-planned development spanning more than 3.1 million square feet, scheduled for completion by 2030. BNW is the most prominent private developer within RAK Central, with a Radisson Blu Hotel and Radisson Blu Residences already signed and announced for the district.

RAK Central area guide — the emerging business district.
RAK Central represents the emirate's first serious attempt to build a commercial business district separate from the island. BNW's early commitment places them at the heart of a transformation that will define RAK's next decade — and gives investors exposure to a different demand profile from the tourism and short-term rental market on Al Marjan Island.
Zone 3 — The Beach District
RAK's emerging ultra-luxury beachfront zone is BNW's next frontier. Active groundwork is being prepared across additional developments as the company looks beyond Al Marjan and RAK Central to the next wave of RAK coastal development.

RAK Central plots particularly interest investors looking for a different story to Al Marjan Island — the district's commercial and business positioning creates a demand dynamic driven by working residents rather than purely tourism and holiday lets.
For construction confidence, the strategic partnership with China Railway No. 4 Engineering Group — one of the world's largest construction companies — provides serious execution backing for their ambitious pipeline. The Honest Verdict
BNW is RAK's most prolific private developer and their 2025–2026 pipeline is genuinely impressive. The Lamborghini branded residences are bold and well-timed. The RAK Central commitment signals long-term thinking beyond the Al Marjan luxury wave. And the range of brand partners — Taj, Lamborghini, FashionTV, Radisson, Wyndham — reflects a developer that understands what international investors want: global names they recognise on assets they may never visit in person. The track record on delivery is still being established at scale, so investors should monitor construction progress carefully — but the foundation is strong.
